At Curo Property Management, we understand the importance of tenant screening when it comes to leasing your property.
We utilize a comprehensive screening process to evaluate potential tenants. We make sure to carefully screen every applicant to ensure that they are the right match for our clients. This helps us to identify tenants who are responsible, pay rent on time, take good care of the property, and are considerate neighbors, ability to pay rent, and criminal background.
The aim of our extensive screening process is to identify any potential risks and ensure that the tenant is reliable, responsible, and capable of taking good care of the property while paying rent on time. We gather extensive information on the following:
- Credit check
- Employment verification
- Debt to income ratios
- Eviction history check
- Criminal history check
- Previous landlord checks
Curo Property Rental Policy
Curo Property Management is committed to providing Equal Housing Opportunity for all applicants. Curo Property Management does not discriminate against any person.
Qualifications include but not limited to:
- Application fee of $75 for each applicant over 18 yrs of age which is nonrefundable
- Gross Monthly income must be at least 3x the rent with proper verification
- Extensive check of credit, eviction history, rental history and criminal background
- Any money owed to a previous landlord will be an automatic denial
- An applicant with a felony or misdemeanor conviction or has received deferred adjudication for crimes involving the actual or potential threat of physical harm to a person, firearms, illegal drugs, theft or destruction of property in the last 10 years or any crime involving a minor or that is sexual in nature will automatically be denied
- One month security deposit required
- Liability insurance of $100,000 minimum is required
